What the inspection covers

Roughly 90 minutes: every fixture and shut-off valve, visible supply and drain lines, water pressure and hardness, the water heater top to bottom, and washing machine hoses - the #1 quiet flooder in Denver homes.

How priority dispatch works

Plan members are flagged in our dispatch system. When the board stacks up - a January freeze, a Monday-morning rush - your call slots ahead of non-member standard calls. Emergencies are triaged first for everyone, always.

The report is the product

You get a written, photo-backed condition report: what's healthy, what's wearing, and what to budget for over the next 1–3 years. No commission-driven techs, no scare quotes - the price book is printed either way.

Is a maintenance plan actually worth it, or is it just a coupon club?
Run the numbers: the $89 dispatch fee waiver plus 15% off one mid-size repair usually covers the Priority Flow fee in a single call. The bigger value is the inspection - most of the burst pipes and water heater floods on our dispatch board gave warning signs a year earlier. Catching a $30 valve before it becomes a $3,000 drywall claim is the whole point.
What happens if you find a problem during the inspection?
You get the finding in writing with photos, a flat-rate price from the printed book, and your plan discount applied. Then you decide - fix it now, schedule it later, or sit on it. Our inspectors aren't paid commission, so there's no incentive to invent problems.
Does priority dispatch mean you'll skip a real emergency for me?
No. Active emergencies - burst pipes, sewage backups, gas smells - are triaged first for everyone, member or not. Priority dispatch means that among standard and same-day calls, plan members go to the front of the line. In a January cold snap, that's often the difference between today and Thursday.
Can I start a plan when something is already broken?
Yes - plenty of members join on the day of their first repair. The plan discount applies to work quoted after you sign up, and we'll do your first annual inspection while we're already at the house so you don't burn a second visit.
Do the plans cover apartments, condos, or rentals?
Condos and townhomes: yes - we inspect everything from your unit's shut-off in. Rentals: each unit carries its own plan and report, and fleet pricing kicks in at three or more properties. For large multifamily buildings, call the office and we'll quote the building as a whole.
Is there a contract or auto-renewal?
Twelve months, paid once, no auto-renew without warning. We email 30 days before your renewal date; renew if the plan earned it, walk away if it didn't. No cancellation fees at any point.
